Built in 1972-1973, the property islocated at 3100 East Whitmore Avenue in Ceres, California.  It consists of 14 buildings with 100 units. Comprised of one, two, three, and four-bedroom units, all subject to Section 8 HAP contracts, as well as a community center.  The property is located within a Community Redevelopment Zone.  It received CDLAC and TCAC allocation and had acquired financing to implement acquisition and rehab. It is in the process of doing rehabilitation.

IAHI has this property to preserve the affordability and HUD has assigned the HAP with a 20 year agreement.

IAHI obtained the Bond Resolution at the City of Ceres Council meeting in August, 2010. It has worked out with another non profit to do a social program for the tenants. Property has project based Section 8 contracts.

Comprised of two and three-bedroom units subject to Project-based Section 8 HAP contracts.  The property is furthermore located within the Historic Preservation Zone, the Eastside State Enterprise Zone, and the Lincoln Heights Revitalization plan area. It has received a 20 year HAP contract. Property has existing project based Section 8 contracts. It is in the process of being rehabilitated. IAHI closed the project with tax exempt bonds and 4% tax credit.

Intercontinental Affordable Housing In. is the General Partner of Monastery Point LP. The project is located in 3737 N. Marybell Ave., Peoria, Illinois. It is the intention of IAHI to develop 200 units to be built as an affordable project through the Tax Exempt and Tax Credit program available through the State.

Monastery Pointe, a senior retirement home plus excess site area, built in 1991, is located at 3737 N Marybelle Ave, Peoria, Illinois, and consists of 18 units. The subject consists of three separate buildings each joined by and enclosed walkways. Building I (left side) contains a chapel which consists a main area (seats 200), a smaller chapel and a meeting room with restroom present in a small, adjacent connecting room, Building II (center building) consist of meeting/living room (with fireplace), dining room with a screened patio, kitchen area, two restrooms, small office, and foyer area; Building III (right side) consist of dormitory/sleeping rooms contain a total of 15 private rooms and one double room (total 17 rooms), each containing a living room, sitting area, kitchen and dining area. Each unit contains a full bath. Paved parking is available in front for approximately 55 cars.

The project was built in1994, is located at 1240-1246 North Berendo Street, Los Angeles, California, and consists of 20 units. The property is comprised of 3 bedroom/2 bath units of approximate 1,050 square feet each. The two-story building is constructed of wood frame and stucco with Mediterranean-style architecture to complement its surrounding. Project amenities include an on-site laundry facility, a tot lot, a BBQ and picnic area, a community room, handicap refrigerator, stove, dishwasher, and garbage disposal.

The existing paved site was used as a parking lot and measures approximately 29,6000 square feet. The surrounding lot uses include multi-family and single family dwellings, retail spaces, offices, hotels, hospitals, and educational facilities.

The site consists of two-story wood frame building over subterranean parking containing two-bedroom units and three-bedroom units. Amenities include exterior common areas, laundry facilities, an elevator, central heating and air conditioning, full kitchen appliances, including refrigerators, and controlled site access. The immediate area surrounding the subject is comprised of older single-family detached residences and apartment complex immediately to the east and west.

Intercontinental Affordable Housing Inc. is the General Partner for La Puente Apartments, a California Limited Partnership. The project was built in 1991, is located at 13712 E Sunkist Drive, La Puente, California, this three story contemporary Mediterranean-styled development  consist of a total of 95 affordable senior citizen apartment units. One-bedroom/one bath units are the majority with 94 units, but there is also a two-bedroom/one bath manager’s unit. Project amenities include an on-site manager, laundry facilities, emergency pull cord in each unit, security parking and entrance, open air courtyards, community gardens and a single-story recreation room of approximately 3,600 square feet.

Project funding sources include Century Housing Corporation (formerly the Century Freeway Housing Program) and the California Community Reinvestment Corporation. All of the units in this project are restricted to very-low and low-income tenants.
